Construction Challenges
- Redesigning downstairs for exterior sliding doors to access ocean front patio. The original plans called for a retaining wall with no access.
- Excavating 9 feet into subterranean, solid rock
- Creating the two 17’ by 8’ doors to open simultaneously to give 24 feet of open space – thus bringing the outdoors into the house
- Constructing large retaining walls

- Graded at the lower level during foundation excavation to eliminate planned retaining walls
- Incorporated a skilled excavation subcontractor into the design team
- Designed, constructed and placed large “steel moment frame” into the home
- Used “Poured in Place” concrete walls for basement area
